A defect in a building is rarely obvious at first glance. A crack may be harmless or it may signal structural movement. A damp patch may come from a roof, a buried wall or simply a missing extractor fan. Until the cause is established, quotes pile up and nobody takes responsibility for the repairs.

Our role is to end that uncertainty. We work in Luxembourg as an independent building expert, with no ties to a construction firm, a developer or an insurer. We record the facts on site, we explain where the problem comes from, and we set out the repairs needed and who may be liable.

You receive a written, dated and illustrated document that you can present to your insurer, your contractor, your managing agent or a court. It is often this document that unlocks a case that has been stuck for months.

Situations we deal with

Cracks are appearing or widening

Stepped cracking in a load-bearing wall, a gap opening above a window, separation between two sections of a building. We measure the opening and establish whether the movement is old, stable or still active.

Water is getting into the building

Ceiling stains after rain, streaks down a cellar wall, damp carpet under a window. We look for the true entry point, not just the spot where the water shows.

The work does not match what was agreed

Uneven tiling, render that has cracked while barely dry, insulation fitted with gaps, poorly finished waterproofing. We compare what was actually built with the quote, the drawings and standard practice.

You are about to take handover of a new home

Before you sign, we go through the property room by room and list every snag to record in the handover report, with matching photographs.

A dispute is building with a contractor

The contractor blames the neighbour, a subcontractor or the owner. A neutral technical survey brings the discussion back to verifiable facts and allows negotiation to restart.

You are buying a property and you have doubts

    We examine the building as a whole, inside and out. Measurements, records, photographs, and your account of how the defect appeared.

    We cross-check our findings against the case file: drawings, quotes, invoices, correspondence, earlier reports. We settle on the cause that best fits the facts.

    Report

    You receive a written, illustrated report with our conclusions and recommendations. We remain available to explain it to your insurer or your lawyer.

The expert report

The expert report is the document that remains once the visit is over. It describes the building, the nature of the defects, their exact location, their extent and their likely cause, with photographs supporting every finding.

It is written for non-specialists: owners, managing agents, insurers, lawyers, judges. Every conclusion rests on a verifiable element, which makes the document hard to dismiss in a negotiation or before a court.

Frequently asked questions

They record a defect, investigate its technical cause and describe it in a written report. They do not carry out the repairs themselves, which guarantees they have no interest in steering the diagnosis towards one solution over another.

We generally offer a visit within a few days of your call. In urgent cases, such as active infiltration or a fast-moving defect, we look for an earlier slot.

It is not compulsory, but it is often useful to report the claim in parallel. Our report can then be sent to the insurer or used against the report of the expert they appoint.

Any documents you have: drawings, quotes, invoices, the handover report, correspondence, photographs taken when the defect first appeared. The fuller the file, the more precise the analysis.

A private expert report is a technical document that courts do examine. It does not replace a court-ordered expertise, but it supports a claim, backs up a complaint and guides the discussion.
