A building project turns on a handful of decisive moments. Checking the works before they are covered over. Confirming that the materials actually delivered match what was specified. The handover, where the written snag list decides what the contractor still has to fix. And the closing of that list, which is too often rushed through.

Our construction surveys focus on exactly these moments. We do not replace the architect or the engineering office. We bring an independent, quality-focused eye that protects your interests as the client throughout the build.

We work with private clients building a house, with co-owner associations carrying out major renovation work, and with companies running a project without an in-house technical team. Every deliverable is written, illustrated with photographs, and ready to use directly in your dealings with contractors.

Situations where we can help

Checks before works are covered over

Insulation, vapour barriers, waterproofing, buried services, reinforcement. Once these are covered, the only way to check them again is to open the wall or floor back up.

Support at handover

We draw up the snag list with you, in precise technical language, and we make sure the handover report genuinely reflects what was found on site.

Disputed closure of snags

The contractor says the fixes are done. We go back and check, item by item, what has actually been corrected.

Defects during the warranty period

We record the defect, link it to the relevant part of the building, and formally notify it within the applicable time limits.

Changing contractor mid-project

We establish the exact state of progress and the quality of the work already carried out before a new contractor takes over.

Mismatch between drawings and execution

Wrong thicknesses, positions, heights, substituted materials. We record the discrepancies and their real technical consequences.

Why call in an expert

Defects get fixed at the right time

A check during construction avoids destructive rework later, which is always the most expensive and the most contentious.

Your contract documents are honoured

We verify that what was sold matches what is installed, including any product substituted during the works.

You keep a record of everything

Every visit leaves a dated, photographic report behind. This body of evidence proves decisive if a dispute arises later.

How the survey works

  1. 01

    First contact

We review the project, the parties involved and the schedule, then identify the visits that will genuinely add value.

  2. 02

    Site visits

We attend at the key stages, note any non-conformities and systematically photograph the works inspected.

  3. 03

    Analysis

We compare what was built against the drawings, the specification, the technical data sheets and the applicable standards.

  4. 04

    Report

After each visit, you receive a report listing the points to be corrected and the contractor responsible.

The expert report

Our visit reports are short and practical: one point per non-conformity, a photograph, the contractor responsible, and the correction expected. You can send them straight on.

At the end of the project, a summary report brings together the snags, the fixes obtained and anything still outstanding. This is the document that protects your rights during the warranty period.

What the report contains

  • Photographic report for every visit
  • Non-conformities sorted by contractor
  • Snag list drafted for handover
  • Tracking of fixes and closed snags
  • End-of-project summary

Frequently asked questions

For a single house, three to five well-timed visits usually cover the essentials: structural work, hidden works, before finishes, and handover. A more complex project needs more.

No. The architect designs the project and directs the works. We provide an independent quality check on execution, working solely in your interest as the client.

Yes, that is a common request. We support you on the day and draft the snags to be recorded in the handover report.

As the client, you are entitled to bring the technical advisor of your choice. A refusal is in itself a warning sign worth taking seriously.

They are dated, illustrated records of fact. Shared with contractors as the project progresses, they carry real weight if a dispute follows later.

Yes, and it is a high-risk area because existing structures often hold surprises. Monitoring during the works is even more valuable there than on a new build.
