The site is falling behind and quality is slipping
Visible rework, rushed finishes, work carried out out of sequence. We produce a record of the current state before the evidence disappears under the next layer.
Building expertise in Luxembourg
During the build or after handover, we check what has actually been done and give you a written opinion you can use to back up your requests.
A construction project involves several firms, a tight schedule and technical choices that are sometimes made without you. When a defect appears, everyone points to the next trade. The client ends up refereeing a technical argument they have no means of settling.
We act as a construction expert to restore that balance. We follow the critical stages of a site, we inspect work before it is covered over, and we document any departure from the drawings, the specification and standard practice applicable in Luxembourg.
Our involvement is just as useful for a single house as for an apartment block, a major renovation or an extension. It matters most at handover, when snags must be worded precisely to remain enforceable.
Visible rework, rushed finishes, work carried out out of sequence. We produce a record of the current state before the evidence disappears under the next layer.
We support you at handover, list every snag point by point and word them in precise technical terms, with photographs and location.
Cracking partitions, moving floors, faulty terrace waterproofing, ineffective ventilation. We establish whether the defect is covered by warranty and by which party.
We check what was actually carried out, in quantity and in quality, and compare it with the signed contract and any amendments.
Insulation, vapour barrier, drainage, reinforcement, waterproofing upstands. We inspect while inspection is still possible and record the condition found.
A defect spotted before the work is closed in is cheap to fix. The same defect discovered two years later becomes a long and costly case.
A precisely worded snag is binding on the contractor. A vague one closes without effect. We write in the first register, not the second.
Facing a site manager or a design office, an independent technical opinion gives you the vocabulary and the arguments that carry weight.
Unsure about your building? Have it assessed.
Describe your situation in two minutes. We call you back and arrange the site visit.
01
We take stock of progress on site, the parties involved and the schedule. We identify deadlines you cannot afford to miss.
02
We go through the relevant work, record any non-conformities and photograph the state of execution, area by area.
03
Execution drawings, specification, contract, meeting minutes, product data sheets. We compare what was specified with what was built.
04
You receive a list of the defects found, their severity, the rework required and the party responsible for each one.
The construction report is organised by trade: structure, roof, waterproofing, joinery, insulation, finishes, services. For each item, it states what was specified, what was built, and any gap between the two.
This format allows the case to be handled firm by firm, without mixing up unrelated responsibilities. That is what makes negotiation effective, and what limits back-and-forth if the matter becomes contentious.
We travel to sites across the whole country, from the structural phase through to finishing.
Our work regularly covers Luxembourg City, Esch-sur-Alzette, Differdange, Dudelange, Ettelbruck, Diekirch, Mersch, Strassen, Bertrange and Mamer.

As early as possible, as soon as a doubt arises, and always before hidden work is closed in and before handover. Once handover is signed off without reservations, some visible defects become far harder to have corrected.
Yes. We accompany you on site, inspect the home or building together and dictate the snags to be recorded in the handover report.
We work for private individuals, co-owner associations, companies and legal professionals. The method stays the same: observe, analyse, write.
The report then serves as the basis for a formal notice and, if needed, for legal action. We set out the technical points that support the claim.
We check how insulation has been installed, its continuity and how junctions have been treated, which are the most common causes of gaps between claimed and actual performance.
One visit is enough for a localised defect. Ongoing site monitoring needs several visits, timed around key stages. We discuss this at our first contact.
Tell us what stage you are at and what is worrying you. We will call you back to arrange a visit before the work is closed in.
