Looking for an expert in Luxembourg often means looking for someone who replies quickly, actually turns up on site, and speaks in plain language. Many owners call us after weeks of getting nowhere with a contractor or an insurer.

We are an independent surveying practice based in Bertrange, in the centre of the country. We carry out no building works ourselves and we have no ties to any contractor. Our only deliverable is a written technical opinion, based on findings made on site.

We handle building defects in all their forms: structural issues and cracking, water infiltration, damp, building defects, pipework, snagging on handover, and disputes, whether amicable or in court. We work for private owners, owners' associations, companies, solicitors and insurers.

How the survey works

    First contact

    A call or a message is enough. We get a clear picture of your situation and tell you honestly whether a survey is worthwhile.

    On-site visit

    We come and see the building. Nothing replaces being on site: photos sent by email almost never show the real cause.

    Analysis

    We compare the findings against the documents and the history of the building to identify the most coherent explanation.

  4. 04

    Report

    You receive a written report with conclusions and recommendations, and we remain available to explain it.

The expert report

Our report says three things: what we saw, why it is happening, and what needs to be done. Everything else is padding, and we leave it out.

Photographs are placed within the text so each finding can be checked. Recommendations are ranked, allowing you to carry out the works in stages if your budget requires it.
