A property viewing takes an hour, but the purchase lasts twenty years. A standard viewing shows the layout, the light and the finishes. It does not show the condition of the roof, the source of a musty cellar smell, the true nature of a repainted crack, or the age of a hidden installation.

We act as an independent building expert within a property transaction. We do not set the market value of the property: we examine its structure, its envelope and its visible fittings, and we tell you what will cost money in the years ahead.

This assessment often changes the negotiation. A buyer who knows the cost of the repairs can discuss the price on concrete grounds, or walk away with full knowledge of the facts. A seller, meanwhile, can commission a condition survey to avoid a dispute after the sale.

How the survey works

    You tell us the type of property, its age and your timeframe. We work to the schedule set by your preliminary sale agreement.

    Property visit

    We examine the structure, facades, roof, loft, cellars, joinery, ventilation and any signs of damp, with measurements and photographs.

  3. 03

    Analysis

    We cross-check our findings against the available documents: plans, invoices for past works, energy certificate, and minutes of owners' association meetings.

  4. 04

    Report

    You receive a ranked list of defects, their severity, the works to plan for and how urgent each one is.

The expert report

The report follows the order of the visit and ranks the findings by urgency: what must be dealt with immediately, what can wait a few years, and what is simply routine maintenance.

It serves as your roadmap after purchase and as a negotiating tool before signing. In a dispute with the seller, it forms the technical basis of your claim.
