Mould returns every winter
Cold corners, behind furniture, around windows: the classic signature of condensation linked to inadequate ventilation.
Building expertise in Luxembourg
Condensation, rising damp, water ingress or poor ventilation: we identify the exact cause before any treatment is decided.
A damp wall can have four quite different causes, and each needs an opposite kind of treatment. Condensation is tackled through ventilation and correcting thermal bridging. Rising damp needs a damp-proof course. Water ingress needs a repair to the building fabric. An internal water leak needs the leak itself found.
Treating the wrong cause often makes matters worse. A waterproof paint applied over a wall affected by rising damp simply pushes the moisture higher. Insulation fitted over a damp wall lets mould grow unseen behind the lining.
We establish the cause before any quote is issued: moisture readings, an inspection of the ventilation, surface temperature checks, the pattern and height of the staining, and the history of the building. You then know exactly which treatment is justified, and which would be money wasted.

Efflorescence, crumbling render, skirting boards lifting at a fairly even height. This pattern points to rising damp by capillary action.
We check ventilation, drainage, the waterproofing of buried walls and the presence of water in the surrounding ground.
We measure residual moisture in the materials and specify what needs opening up, drying out or replacing.
New windows, internal insulation, full draught-proofing. A building made airtight without adequate ventilation soon becomes damp.
A defect in the building or unsuitable use of the property. We settle the question technically, backed by measurements.
The diagnosis avoids unsuitable treatments, which are costly and simply move the problem rather than removing it.
Mould affects indoor air quality. Correcting the cause genuinely improves the situation, not just the look of the wall.
Between landlord and tenant, or between co-owners, a neutral set of readings puts an end to arguments based on opinion.

01
We note how long the problem has existed, the seasons involved, the existing ventilation and any recent works.
02
We measure moisture in the materials, record surface temperatures and check air inlets and outlets.
03
We cross-reference this data with the height of the staining, the wall's exposure and how the rooms are used to identify the dominant cause.
04
We conclude on the cause, recommend the appropriate treatment, and set out any changes to usage that are needed.
The report presents the readings taken, room by room, and clearly separates the main cause from any aggravating factors. Every finding is illustrated.
It sets out a prioritised treatment plan, starting with the most effective and lowest-cost actions, usually ventilation and correcting cold spots, before any heavier works.
We diagnose damp problems across Luxembourg, in older buildings and recent homes alike.
We regularly work in Luxembourg City, Esch-sur-Alzette, Differdange, Dudelange, Ettelbruck, Diekirch, Mersch, Strassen, Bertrange and Mamer.

Condensation concentrates on cold surfaces and in corners, mainly in the cold season. Rising damp appears at the base of walls, at a fairly even height, often with salt deposits.
It brings temporary relief without treating the cause. It can help during a drying-out phase, but it does not replace proper ventilation or a repair to the building fabric.
They can be, when rising damp is genuinely the cause and the work is carried out with care. Applied on the back of a wrong diagnosis, they change nothing.
Yes. It attacks roof and floor timbers, degrades mortar and encourages steel corrosion. That is a good reason not to wait.
We record the parameters relevant to a damp diagnosis, notably relative humidity and surface temperatures, and refer you to specialist testing where there is a genuine health concern.
Yes. It establishes whether the problem stems from the building or from how it is used, which decides who is responsible for putting it right.
Tell us where the marks appear and since when. We will come and take measurements before you commit to any treatment.
