A stain appears on the ceiling after rain
Roof, terrace, balcony above, or a blocked gutter. We work out which of these sources is actually responsible.
Building expertise in Luxembourg
We track down where water actually gets in, not just where the stain shows, and we tell you which repair will actually stop it.
Water rarely leaves its mark where it enters a building. It runs along a cavity, follows a rafter, tracks a cable, crosses a slab, and only reappears several metres further on. This is why so many leak repairs fail: they treat the stain rather than the fault that caused it.
We work the other way round. Starting from the visible mark, we trace the probable path the water has taken and check every likely weak point along the way: flashings, upstands, window sills, render joints, drainage outlets, service penetrations and buried land drains.
Where doubt remains, we run targeted tests, such as a progressive hose test carried out zone by zone, to confirm the true source before any work is commissioned. The aim is always the same: repair once, in the right place.
Roof, terrace, balcony above, or a blocked gutter. We work out which of these sources is actually responsible.
Failed tanking, missing or clogged drainage, or rising groundwater through the slab. We distinguish lateral seepage from water pressure.
A poorly profiled sill, perished sealant, or a threshold without an upstand. These installation details explain a large share of water ingress cases.
Insufficient upstands, a badly connected outlet, or tiling laid over punctured waterproofing. We examine the full build-up of the terrace.
Cracked render, open joints, cladding without a rainscreen, or render with too high an absorption rate. Driving rain eventually gets through.
When a leak only appears with certain winds or certain kinds of rain, reading the evidence takes method. That is our job.
Identifying the actual entry point avoids repeated rounds of work that solve nothing and cost you dearly.
Water degrades insulation, timber structure and finishes. Tackling the cause limits how much needs to be redone.
Insurer, waterproofing contractor, management company, upstairs neighbour: the report names the element at fault.
Unsure about your building? Have it assessed.
Describe your situation in two minutes. We call you back and arrange the site visit.
01
We note the timeline of leaks, the weather conditions involved, and any repairs already attempted.
02
We inspect inside, outside, the roof and any accessible critical points, taking moisture readings of the materials.
03
We reconstruct the probable path of the water and rule out any hypothesis that does not match what we found on site.
04
We conclude on the source, describe the repair required, and note any further tests that may be needed.
The report sets out the source of the water, its path through the building fabric, and the extent of the damage it has already caused, backed by photographs and moisture readings.
It then describes the repair required, element by element, and flags any related work needed because it is already affected. This level of detail is what makes an insurance claim possible.
We deal with water ingress across the whole country, in houses, apartment blocks and commercial buildings.
We regularly work in Luxembourg City, Esch-sur-Alzette, Differdange, Dudelange, Ettelbruck, Diekirch, Mersch, Strassen, Bertrange and Mamer.

Because they targeted where the water was visible. The actual entry point is almost always elsewhere, often higher up, and sometimes on a completely different element.
No. Stains, moisture readings and an inspection of the critical points are usually enough. A hose test can be arranged if needed.
It depends on the cause and your policy. A lack of maintenance is treated differently from a genuine construction defect. The report settles that technical question.
It depends whether the element at fault is private or communal. Our findings identify the element concerned, which settles the split of costs without endless argument.
The entry point must be stopped first, then the fabric left to dry, then finishes redone. Redoing finishes first is money wasted.
We point you towards the relevant investigations, including camera surveys or dye testing on pipework, and we build their findings into our analysis.
Tell us where the water appears and since when. We will come and find its real point of entry.
