Who we work for
Building expert for homeowners
An independent technical adviser before a purchase, at handover, or when works have been poorly executed.
- Independent expert
- Report you can use with your insurer, your contractor or the court
- Site visits throughout Luxembourg
Our role beside you
Buying or building is the largest financial commitment of a lifetime. Facing a developer, a contractor or a seller, you do not have the same technical means they do. Our role is to restore that balance.
We support you before signing, on handover day, or when defects appear. You know what you are buying, what must be corrected and what it costs.
We speak plainly. Every finding is explained on site, then set out in a report you can present to your contractor, your insurer or your lawyer.
Situations where we step in
- Before buying a property: technical condition, detection of defects hidden behind cosmetic work and an estimate of the works.
- Handover of works or a new house: assistance on handover day, list of reservations and verification that they have been cleared.
- Defective workmanship: uneven tiling, poorly detailed waterproofing, interrupted insulation, finishes below good practice.
- Cracks or damp: assessment of how serious the defect really is and whether it is still moving.
- Deadlock with a contractor: a neutral record that brings the discussion back to facts rather than opposing claims.
How the assessment works
First conversation
You describe the situation by phone or email. We tell you honestly whether an expert assessment is useful.
Site visit
We inspect the property with you, explain each finding and document everything with photographs and measurements.
Analysis
We establish the origin of the defects, how serious they are and any technical responsibilities.
Report
You receive a clear, costed report, usable with your contractor, your insurer or in court.
The expert report
The report presents the findings as captioned photographs, explains the origin of each defect in everyday language and lists the works to plan in order of priority.
It includes a cost estimate, so you can challenge a quotation, request rectification or quantify your claim.
Areas of expertise involved
Unsure about your building? Have it assessed.
Describe your situation in two minutes. We call you back and arrange the site visit.
Frequently asked questions
The fee depends on the floor area, the number of defects and the type of report. We quote before any intervention.
Yes, provided the seller agrees to the visit. That is the most useful moment to intervene.
In many cases a documented report is enough to obtain rectification without proceedings.
Yes. We are on site with you and draft the reservations to be recorded in the handover minutes.
We travel throughout the Grand Duchy, from Luxembourg City to Diekirch via Esch-sur-Alzette.
