Who we work for
Building expert for notaries
A technical opinion on the condition of a property before a sale, a division or an inheritance, with a clear estimate of repair costs.
- Independent expert
- Report you can use with your insurer, your contractor or the court
- Site visits throughout Luxembourg
Our role beside you
A sale also has to be prepared technically. A defect discovered after signing turns a simple file into a long dispute, usually to everyone's detriment.
We support notarial offices in Luxembourg with an independent view of a building's real condition: structure, roof, damp, visible installations and works carried out without permission.
Our role is neutral. We represent neither seller nor buyer: we describe what exists and what it would cost to put right.
Situations where we step in
- Before a preliminary contract is signed: a technical condition report that secures the information given to the parties and avoids later claims.
- Inheritance and division: an estimate of the works needed to share the value of a building fairly between heirs.
- Sale as seen: a precise description of known defects, useful when drafting clauses and securing the deed.
- Doubt about works carried out: checking the apparent compliance of a conversion, an added storey or a loft conversion.
- An emerging dispute between parties: a dated, documented record that fixes the condition of the property at a precise moment.
How the assessment works
First contact
We agree the scope of the brief with the office, the deadlines tied to the deed and the documents available.
Property inspection
Inside and outside inspection, from basement to roof, with systematic photographs and measurements.
Analysis and estimate
Each defect is qualified, its likely cause identified and repair costs estimated at Luxembourg market prices.
Report delivery
You receive a concise document, readable by non-technical parties, which can be added to the file.
The expert report
The report sets out the condition room by room and item by item, with a table of works to plan, ranked by urgency and accompanied by a budget estimate.
It clearly separates routine maintenance, defects to monitor and damage affecting the structure or the waterproofing of the building.
